Richardson Rowhomes on Water Street

389-399 West Water Street, historically known as the J. Richardson Rowhomes, is a set of three matching Second Empire styled buildings built in 1877. After sitting vacant for several years, we purchased these properties and nearly completely rebuilt them in 2017. Each of the apartments contain 1-2 bedrooms, a spacious living room, newly built designer kitchens, state-of-the-art bathrooms, and balcony overlooking the Chemung River!

When we purchased this row of properties, they were in a state of severe disrepair, and had been vacant for several years. While it was unfortunate that so little of its original features were still intact, it allowed us to build brand new state-of-the-art apartments in 2017. We retained historic character whereever possobile, using both original and recreated crown moldings, window and door frames, brick patterns, and high ceilings to give these otherwise very modern apartments a touch of Victorian grandeur.

Although nearly identical, each of these three adjacent buildings have subtle variations. 391 is the smallest of the three, and contains four 1-bedroom apartments on the upper floors, with the first floor occupied by The Finger Lakes House Craft Beer & Wine. The other two buildings are entirely residential, with 395 containing six slightly larger 1-bedroom units, and 399 being the largest, boasting six 2-bedroom units. Each of the brand-new modern-styled kitchens feature granite countertops, stainless steel appliances, custom-built cabinetry, as well as a breakfast bar open to the living rooms. The bathrooms feature large tubs, tiled floors and walls, and lots of storage space. Other features of these buildings include maple hardwood floors throughout, exposed brick & unique light fixtures, spacious master bedrooms, ample closet space, and unrivaled views of the Chemung River from each apartment's private back deck. Additional amenities and utilities at this building include laundry in each unit, off-street parking, water, sewer, and trash collection.

The Foster House

The Foster House is a sprawling Georgian-styled mansion dating back to the 1830s, meticulously renovated in 2018 from its most recent use as medical offices into 9 luxurious and uniquely laid-out apartments for the modern era. The brand-new kitchens feature white Shaker-style cabinetry, new appliances, granite countertops, and subway tile with glass inlay tiles for a stunning backsplash. Bathrooms feature surround tub/showers, tile floors, brushed nickel plumbing fixtures, dresser-style vanities, and a matching linen cabinet. Other amenities of the Foster House include a laundry center in addition to in-unit laundry, new individual HVAC systems, complimentary internet service, a large communal porch, and plenty of off-street parking. All utilities are included in this building's rent, including internet!

The Gillett Mansion

The Gillett Mansion is an exquisite blend of Georgian and Victorian architecture, built in 1898 by Elmira's nationally-renown architectural firm of Pierce & Bickford. One of our most ornate properties, artistic touch can be found in nearly every corner of this building. We meticulously restored this home in 2013 from a doctor's office into four dazzling and spacious apartments. Each unit features two completely unique and ornate fireplaces, spacious rooms, wooden window blinds, and authentic period lighting fixtures. The brand-new spacious bathrooms feature marble floors, subway tile walls, large custom vanity, and Jacuzzi bathtubs. The designer kitchens features floor-to-ceiling custom built cherry cabinetry, stainless steel appliances, granite counter tops, and marble floors. Each apartment sits just off from the building's awe-inspiring grand foyer and staircase, boasting gorgeous, intricate woodwork, a massive stained glass window at the landing, and commanding arches framing the upper hallway. Additional amenities and utilities at this building include central climate control, TV & internet service, laundry in each unit, off-street parking, water, sewer, and trash collection.

The Beardsley House

371 West First Street is modest Queen-Anne Styled home originally constructed in 1898, then gutted and rebuilt in 2008. Its eight apartments are laid out in a variety of shapes and sizes, where even the coziest units are spacious and contain everything you need! The kitchens sport oak cabinetry with granite counter top and updated appliances, while the bathrooms feature custom vanities, oversized tub/shower units, and tile flooring. The rooms are spacious and each unit has its own private laundry. Apartments range from studios to 2-bedroom, and off-street parking is available.
